We're looking for an experienced Site Supervisor to join our Construction & Refurbishment team. You'll oversee void property, building and refurbishment works across social housing and housing association contracts. You'll manage our own operatives and specialist subcontractors, and make sure every property is completed safely, on budget and to a lettable standard.

Key Responsibilities

  • Carry out pre- and post-void inspections, assess the repairs needed and write accurate work specifications
  • Supervise internal multi-skilled operatives and external subcontractors across all trades, including carpentry, plumbing, plastering, electrical, general building and specialist works
  • Plan and allocate daily workloads, making sure teams attend the correct properties and complete works in line with specifications, schedules and resident requirements
  • Oversee void, building, construction and refurbishment works, including kitchen, bathroom and wetroom installations, in both void and occupied properties
  • Track void turnaround times, manage programmes and hit KPIs to minimise empty-property downtime
  • Monitor works against agreed budgets, schedules of rates (SOR) and cost targets
  • Carry out regular inspections and quality sign-offs so properties meet local authority and housing association lettable standards
  • Resolve on-site issues promptly to keep work flowing and avoid delays to property handovers
  • Enforce site safety compliance, carry out risk assessments and uphold safe working practices, including in occupied homes
  • Liaise with housing officers, site management, subcontractors, tenants and incoming residents to coordinate smooth handovers

Essential Requirements & Qualifications

  • SSSTS (Site Supervisor Safety Training Scheme)
  • Proven experience supervising void properties, building/construction or refurbishment works, ideally within social housing or planned maintenance programmes
  • Experience managing subcontractors for specialist works
  • Strong multi-trade knowledge (e.g. carpentry, plumbing or general building)
  • Understanding of void standards, CDM (Construction Design and Management) regulations and asbestos awareness
  • Confident using Microsoft Office (Outlook, Word, Excel)
  • Full UK driving licence
  • A standard DBS check will be required

Desirable

  • NVQ Level 2 or above in a relevant trade
